About This Document

What Is a Grant Deed?

A Grant Deed is the most common deed used in California real estate transactions. It transfers property ownership from a seller (grantor) to a buyer (grantee) with a built-in guarantee: the grantor warrants they have not previously sold the property or created any undisclosed encumbrances against it. Unlike a Quitclaim Deed, a Grant Deed provides the buyer with implied title warranties.

When You Need It

When to Record a Grant Deed

You need to record a Grant Deed when buying or selling real property in California, transferring ownership between family members, or conveying property as part of an estate settlement. Recording it with the county recorder's office makes the transfer part of the public record and protects the new owner's interest against future claims.

FAQ

Grant Deed Recording FAQ

What is the difference between a Grant Deed and a Quitclaim Deed?

A Grant Deed includes implied warranties that the grantor owns the property and has not previously transferred it. A Quitclaim Deed transfers only whatever interest the grantor holds, with no warranties. Grant Deeds are standard in arm's length sales; Quitclaim Deeds are common for family transfers or clearing title issues.

Does California require a PCOR with a Grant Deed?

Yes. California county recorders require a completed Preliminary Change of Ownership Report (PCOR) or Transfer Declaration to be filed with a Grant Deed. eFileRecorder handles this requirement as part of our submission process.

How long does Grant Deed recording take?

Most Grant Deeds submitted through eFileRecorder are recorded within 24-48 business hours. Once recorded, you receive email confirmation with the official recording number and date.

What are the recording fees for a Grant Deed in California?

California county recording fees vary by county and page count and are in addition to our flat $130 service fee. Contact us for a full fee estimate before submitting.
